The facilities management brief was to create a workplace that supports the health and well-being of the team, while making the space as practically efficient as possible. The client wanted its new office to incorporate natural elements of biophilic design to help improve the well-being of staff and to bring teams together – connecting with both the brand and its customers.
Built in the 1980s, the building possessed a heavy black frame and solid construction throughout, while the offices were incredibly dated and had not benefited from any refurbishment (other than a refresh of the ceiling and flooring) for over 11 years. As experts in office refurbishment, this is a challenge we were only too happy to tackle.
Over a 10-month period (which included a lengthy planning, design and approval process), we created designs for the client’s head office – this included detailed space plans as well as 2D and 3D concepts of the new layout. The key element of the brief was to ensure maximum space efficiency and we incorporated this by including floor-to-ceiling wall storage and centralising shared amenities (such as litter bins and printers).
To control noise levels and aid concentration, the office refurbishment would see zoned areas created, using glazed partitioning to do so. This meant that while areas were separated, there was still visibility throughout the office to make it feel open and collaborative. Following the design process, we completed a new desk installation and staff reconfiguration.
The first phase of the project included the refurbishment, fit-out, furniture supply and installation of IT over one weekend to minimise disruption. To create a modern yet natural look throughout the office, we chose a colour palette of white and green with oak elements. Alongside the use of plants and other biophilic elements, this meant employees could still feel connected with the outdoors. Sit-stand desks were also installed throughout the space to further promote a sense of well-being, encourage movement, and provide employees with a choice of where to work.
Once the refurbishment was completed, our facilities management team were on hand to relocate staff and their equipment into the new space and get them set up and ready for business on Monday morning.
