Frasers Property UK is a fully integrated developer, investor, and asset manager of residential and commercial property in the UK drawing on on their years of global expertise to deliver exceptional spaces supported by a unique placemaking strategy that puts its people, customers and the planet at the centre of everything it does.
One of their portfolio estates is Winnersh Triangle – a 1.5 million sq ft mixed-use hub for science and technology brands, located in Reading, with a wide range of offerings including major headquarter buildings, data centres, laboratories, Grade A offices and start-up office suites.
The Challenge
When tasked with clearing a 36,000 sq ft office space at Winnersh Triangle, the client needed a solution that would handle large volumes of furniture responsibly while minimising environmental impact and supporting their sustainability goals.
Our Sustainable Solution
As a locally-based contractor operating from Woodley, just 3 miles up the road, we were perfectly positioned to deliver an efficient, low-carbon solution. Our team travelled to the site sustainably, sharing a crew van to minimise transport emissions from the outset.

Our Three-Pillar Approach
From the moment we were appointed, sustainability wasn’t an afterthought; it was embedded in every decision. We developed a comprehensive strategy that would maximise the value and life of every piece of furniture cleared from the site.
Pre-Project Assessment
Before removal began, our team conducted a detailed assessment of all furniture across the 36,000 sq ft space. Each item was evaluated for:
● Condition and remaining useful life
● Potential for reuse vs. recycling
● Suitability for donation to community organisations
● Resale value and market demand
This upfront planning ensured that nothing with remaining value would be unnecessarily discarded.
Strategic Sorting and Logistics
Throughout the 8-day clearance, our crew meticulously sorted furniture on-site into three distinct streams. This wasn’t simply about filling trucks; it was about thoughtfully directing each item to its most sustainable destination. Our local knowledge and established relationships with YMCA and resale networks meant we could move quickly and efficiently.
Partnership with Purpose
We partnered with YMCA to ensure donated furniture would directly support their community programmes, providing quality furnishings where they’re needed most. Simultaneously, furniture purchased for resale was evaluated for refurbishment potential, ensuring items would be market-ready and continue their productive life in other workspaces.
Circular Economy Approach
Rather than sending everything to landfill, we implemented a comprehensive circular economy strategy that gave furniture multiple pathways to extended life:
Furniture Recycled: 11.2 tonnes
Large desking systems were carefully dismantled and processed, with materials separated for recycling to create new products.
Furniture Donated: 14 tonnes
Soft seating, meeting tables and chairs in excellent condition were donated to YMCA, supporting their vital community work and providing quality furniture for those who need it most.
Furniture Purchased for Resale: 28 tonnes
High-quality soft seating, task chairs, meeting tables and storage units were purchased from the client and prepared for resale, giving them a second life in other workspaces.
Environmental Impact: The Numbers That Matter
Carbon Savings Achieved
By diverting furniture from landfill through donation, resale and responsible recycling, this project achieved significant carbon reductions:
● Donated furniture (14 tonnes): Research shows that donating office furniture for direct reuse saves approximately 0.4 tonnes of CO2 equivalent per tonne for items like desks and tables, and up to 2.6 tonnes CO2e per tonne for office chairs. Conservative estimate: 8.4 tonnes CO2e saved
● Purchased for resale (28 tonnes): Furniture kept in circulation through resale similarly avoids the manufacturing emissions of new items. Conservative estimate: 16.8 tonnes CO2e saved
● Recycled materials (11.2 tonnes): Recycling prevents landfill emissions and reduces demand. Conservative estimate: 4.5 tonnes CO2e saved
Total Carbon Offset: Approximately 29.7 tonnes CO2e
What does 29.7 tonnes of CO2 really mean?
This is equivalent to:
● Taking 6-7 cars off the road for an entire year
● The carbon absorbed by approximately 490 trees in one year
● Driving approximately 106,000 miles in an average car
● The annual carbon footprint of 3-4 UK households

Being based just 3 miles from Winnersh Triangle significantly reduced transport-related emissions. Our proximity meant:
● Quick response times for any additional requirements
● Lower fuel consumption across the project

Our entire crew travelled to site together in a shared van, further minimising the transport carbon footprint of the project.

Each pathway prevents the environmental impact of manufacturing new furniture, which is resource-intensive and carbon-heavy. Studies show that furniture reuse can save 70-90% of carbon emissions compared to manufacturing new items.
